How Much Does a Power Flush Cost?
MyJobQuote puts a three-bed flush at £470 to £520, money worth spending only when sludge is the cause.

Key Takeaways
- MyJobQuote’s cost guide (updated 30 September 2026) puts a power flush at about £400 to £870, and the number of radiators sets most of that gap.
- Cold patches along the bottom of a radiator and black water when you bleed it point to sludge. A radiator cold along the top has air in it, and you can bleed it yourself with a radiator key.
- A flush is money wasted on a stuck valve or a failing pump. It is also money spent twice if a new boiler is coming, because a proper boiler install includes one.
- We flush the old system and fit a magnetic filter on each new boiler we install, inside the fitted price of £2,640 including VAT for a Main Eco Tech or £3,960 including VAT for a Vaillant.
- In England, the Building Regulations have expected a clean, a flush and an in-line filter on new boiler installs since 15 June 2022 (Baxi guidance on Part L).
In This Guide
One of the photos on our boiler servicing page shows a magnetic filter rod lifted clear of a flush unit on wet paving outside a house, caked in black sludge. Sludge like that settles in the bottom of radiators, where hot water should be moving (MyJobQuote describes the same pattern).
Clearing it out costs from about £400 in a small house to £870 in a big one with up to 20 radiators, going by MyJobQuote’s power flush cost guide, last updated 30 September 2026. The guide doesn’t say whether VAT is in those figures, so ask any engineer who quotes you to show it.
We price a power flush once we’ve checked your system, because a flush only earns its cost where sludge is the cause.
What Is a Power Flush?
A power flush is a deep clean of the water side of your central heating. An engineer connects a flushing pump to the heating circuit and pushes water round the pipes and radiators far harder than your boiler’s own pump can, with a cleaning chemical in the water to loosen what has settled.

The engineer works through the house one radiator at a time, reversing the flow to move deposits from both directions. Dirty water goes to drain and fresh water replaces it until the water coming out runs clear. The last fill gets a dose of inhibitor, a chemical that slows the corrosion down from then on, and a magnetic filter on the pipework catches the particles still loose in the system.
Black iron oxide makes up the bulk of the sludge. Steel radiators and some of the pipework rust from the inside over the years, and the rust particles settle where the water moves slowest: the bottom of each radiator, the far end of long pipe runs, and the narrow passages of the boiler’s heat exchanger.
Powerflushing is one of the cleaning methods the British Standard for heating system water, BS 7593:2019, accepts, alongside mains pressure cleaning and gravity cleaning (Fernox, BS 7593:2019: what you need to know, 21 June 2019). The other route you’ll see quoted is a chemical flush, where a cleaner sits in the system for days or weeks while the heating runs. Homebuilding & Renovating’s cost guide (updated 3 September 2025) calls the chemical route cheaper and less effective on a system with a heavy blockage, and puts it at £200 to £300 for a two-bed house and around £400 for a four-bed.
Power Flush Cost by House Size
Radiator count drives the price, because each radiator adds time on the job and the job is priced on that time. MyJobQuote’s guide gives these ranges, with labour, flushing chemicals and the corrosion inhibitor included:
| House size | Radiators | Typical time | Typical cost |
|---|---|---|---|
| 1 to 2 bed | 6 to 8 | 3 to 4 hours | £400 to £470 |
| 3 bed | 8 to 10 | 4 to 5 hours | £470 to £520 |
| 4 bed | 10 to 12 | 5 hours | £520 to £550 |
| 5 bed | 12 to 15 | 6 to 7 hours | £550 to £665 |
| 6 bed or more | 15 to 20 | 8 to 9 hours | £665 to £870 |

Bestbuilders
Two other guides run higher at the top end. Bestbuilders, in its 2026 comparison, puts a house with more than 10 radiators at £550 to £900 or more.
Homebuilding & Renovating
Homebuilding & Renovating puts a four-bed house with 10 or more radiators at £550 to £700 or more.
Plan on the upper end of your row, and treat anything far below it as a price for a shorter job than the one you need.
Put a couple of houses from our patch on that table. A two-bed terrace in Whaley Bridge with seven radiators would sit in the top row. A detached five-bed in Marple with fourteen radiators, or a large semi in Glossop with the same count, would sit in the £550 to £665 row, before anything else on this page gets added.
What Pushes a Power Flush Price Up
Radiator count sets the starting figure. Four other things can move it once an engineer looks at your system.
How much sludge is in there
A system with a light layer of deposits clears in the time the table allows. A system that has been running dirty for a long time takes longer to run clear, and Homebuilding & Renovating notes that a severe build-up can need a chemical clean first and a power flush after it. You pay for both.
A magnetic filter fitted at the same time
Magnetic Filter Supplied And Fitted
The filter keeps the system clean after the flush, and the guides price fitting one as an extra job.
Three Guides And The Upkeep
- MyJobQuote gives £180 to £260 supplied and fitted, Bestbuilders £120 to £220, and Homebuilding & Renovating £100 to £150.
- Bestbuilders advises cleaning the filter once a year, with the boiler service as the usual slot.
On a new boiler from us, the filter sits inside the fitted price.
Radiators that were already failing
A flush moves water hard through radiators that may have been rusting from the inside for years. MyJobQuote says a power flush can expose problems already developing in an older or corroded system on some jobs, such as leaks, and Bestbuilders adds that the damage was there before the flush started. A radiator that starts weeping after a flush needs replacing, and that is a separate cost from the flush.
We check the system before recommending a flush, so raise any radiator you have doubts about with the engineer before the pump goes on.
Access and the layout of the system
Radiators boxed in behind furniture, a boiler in a tight loft or an old open-vented system with a tank in the roof all add time to the day. None of these has a standard price in the guides, so the engineer who looks at your system is the one who can put a figure on it.
Signs Your Heating Needs a Power Flush
Sludge gives itself away in a handful of ways. MyJobQuote lists these as the symptoms of a system that may need a flush:

The last sign is the easiest one to check at home. Put a cloth under the bleed valve of a radiator that runs cold at the bottom and crack it open with a bleed key for a second or two. Clear water and a hiss of air point one way, and dark water points the other.
Your boiler engineer may spot it before you do. On the boiler servicing page we put it this way: cold spots and slow radiators often trace back to the water in the system rather than the boiler, so we check the system first, and if a power flush is the fix, the engineer can arrange one on the visit.
When a Power Flush Is the Wrong Answer
A flush clears sludge and nothing else. If sludge isn’t the cause, you’ve paid somewhere north of £400 and the cold room stays cold. These are the cases where we’d point you at a different fix.
A radiator cold along the top
Air rises, so a radiator with air in it runs cold along the top and warm along the bottom. That is the opposite pattern to sludge. Bleed it with the heating off and the radiator cool, top the boiler pressure back up if it drops, and see if the cold patch goes.
One radiator cold and the rest of the house warm
A single cold radiator in an otherwise warm house points to its valve. The pin on a thermostatic radiator valve can stick after a summer switched off, and a radiator that sits on the far end of an unbalanced system may not get its share of the flow. Both are short jobs, and neither needs a flush.
The whole house lukewarm at once
If every radiator drops off together, the boiler or its pump is the place to look. That is a repair, charged by the time on site: our local first hour is £96 including VAT, with no call-out fee. Sometimes a £300 repair beats a £3,000 boiler, and the engineer tells you which one you’re looking at before we quote anything. For a breakdown, start at our emergency page.
Light build-up on a system in decent shape
Bestbuilders suggests a chemical clean plus a magnetic filter can be enough where the build-up is mild, and the experts quoted by Homebuilding & Renovating describe the chemical route as maintenance, with heavy sludge needing more. Bestbuilders adds that a filter on its own won’t clear cold spots that already exist, so a filter by itself protects the system from here on and leaves today’s cold spots where they are.
A boiler that is close to the end
A power flush on a system whose boiler is due for replacement means paying for the clean twice, because a proper new boiler install flushes the system again. If your boiler is old, breaking down often or costing more in repairs each winter, price a replacement before you price a flush. Our guide to how much a new boiler costs runs through the fitted prices and what decides between a repair and a replacement.
If a Flush Won’t Save the System
A flush clears sludge, and it can’t rebuild a radiator the sludge has corroded from the inside. MyJobQuote notes that a flush can expose leaks in an older, corroded system. If the check before the flush finds several radiators near the end and the boiler near the end of its life too, a flush, new radiators and a new boiler add up to rebuilding the heating in three separate bills.
Rebuild it once, around a heat pump. With a heat pump, each radiator has to give out enough heat for its room at a lower water temperature. Our design works out each room’s heat loss and names each radiator that stays and each one that grows, so the radiators you replace go in sized for the heat pump. Our heat pump radiators guide shows which rooms tend to need the bigger ones.
The heat pump installation page covers the survey, the design and the fit, which takes one week to a month depending on the house. For the money side, the heat pump costs guide sets national install prices against the £7,500 Boiler Upgrade Scheme grant (GOV.UK, read 14 October 2026). Grant claims run through MCS certification and ours is in progress, so ask at the survey for the current position.
A Flush and a Filter on Every New Boiler We Fit
Each new boiler we fit goes onto a system we’ve flushed first, with a magnetic system filter fitted as standard and every radiator balanced afterwards.
All of that sits inside the fitted price. A Main Eco Tech comes in at £2,640 including VAT (£2,200 plus VAT), fitted, flushed, filtered and registered. A Vaillant, our preferred boiler, comes in at £3,960 including VAT (£3,300 plus VAT) on the same basis. Fitting takes one to two days, and we finish nine in ten straight swaps in one. The full process is on our boiler installation page.
The Building Regulations
Two reasons sit behind doing it on every install. The first is the Building Regulations: in England, the revised Approved Document L that took effect on 15 June 2022 brought the water treatment steps in BS 7593:2019 into the rules, so an installer fitting a new boiler has to clean and flush the system, treat the water with inhibitor and fit an in-line filter (Baxi, Building Regulations for boiler installation).
The Warranty
The second is the warranty. Baxi’s homeowner guidance states that its warranties don’t cover repairs caused by sludge, and a new boiler on dirty water starts clogging its heat exchanger from day one.
Lay an online swap quote next to ours and read the line items. If the flush and the filter aren’t on it, you’ll be paying for them later, either as a separate flush or as a warranty claim that fails. We fit boilers across the High Peak and Stockport, with dedicated pages for boiler installation in Stockport, boiler installation in New Mills and boiler installation in Glossop.
Keeping the Water Clean After a Flush
A flush resets the system. The inhibitor and the filter keep it clean, and both need looking after. Fernox’s summary of BS 7593:2019 recommends checking inhibitor levels through the life of the system and servicing the in-line filter at the annual boiler service, to empty out what it has caught.
The annual service is where that happens. We recommend the full in-depth boiler service at £300 including VAT (£250 plus VAT), and the standard service is £96 including VAT (£80 plus VAT) if a straight annual check is all you want. Our guide to boiler service cost and how often to book one covers the two in more detail, and there are local pages for boiler servicing in New Mills, Whaley Bridge and Stockport.
A care plan won’t pay for the flush. First Point Boiler Care runs from £12.99 a month for Essential to £24.99 for Care and £44.99 for Complete, and all three tiers exclude power flushing, system flushing and faults caused by sludge or scale. We also have to accept a boiler onto Care or Complete, which can mean an inspection first. If your system is full of sludge, deal with that before you sign up, so the plan has a clean system to look after.
Heat pump owners get the same problem in a different form. A heat pump runs its water cooler than a boiler, and the heat pump service we carry out checks the system water and doses it to the correct chemical levels each year, alongside cleaning the coils and filters.
Power Flush Questions
How much does a power flush cost?
UK cost guides put it at about £400 for a small house with six to eight radiators and up to £870 for a house with 15 to 20 (MyJobQuote, updated 30 September 2026), without stating whether VAT is included. Our own figure comes after we’ve checked your system.
How long does a power flush take in a three-bed house?
MyJobQuote gives four to five hours for a three-bed house with eight to ten radiators, and three to nine hours across all house sizes, with most jobs finished inside a working day.
Can a power flush damage old radiators?
A sound radiator comes through a flush fine. The risk sits with a radiator already corroding from the inside and close to leaking: MyJobQuote and Bestbuilders both note that a flush can expose one. We check the system before recommending a flush, so mention any radiator you’re worried about at that visit.
Do I need a power flush before a new boiler goes in?
Yes, the system needs cleaning before a new boiler goes on it, and in England the Building Regulations have expected it since June 2022. With us the flush and the magnetic filter are part of the fitted price, so you don’t book or pay for a separate one.
Does Boiler Care include a power flush?
No. Boiler Care excludes power flushing, system flushing and faults caused by sludge or scale on every tier, wherever you live. The plan includes the annual service, priority booking and, on the Care and Complete tiers, eligible breakdown events.
Do you carry out power flushes around New Mills and Stockport?
Yes. We work from New Mills across Whaley Bridge, Chapel-en-le-Frith, Buxton, Glossop, Hayfield, Marple and Disley, and into Stockport and south Manchester. Tell us your town in the form and we’ll confirm.
